Can a shuttered medical complex become the cornerstone of a revitalized capitol city neighborhood? SmithGroupJJR took on precisely this challenge a stone's throw from the Wisconsin State Capitol, transforming a prime downtown block in the process. With community engagement and an artful mix of uses and open spaces, the site plan and design met the vision of the developer, city leaders and residents alike.

New residences—modern townhouses and colorful midrise condos—are integrated with office and commercial spaces, a hip new hotel, and accessible parking. The construction plan recycled or reused more than 90% of the old hospital's materials.

What makes it a superb city experience, however, is the public component. The site is porous and open, with gardens and lush plazas framing memorable trellised walkways. Green roofs and rain gardens add another layer of life to the design.

Capitol West delivers a vibrant, cohesive urban experience, balancing dense uses with public access and sustainability. It's a valuable model for urban redevelopment, not just for the formal solution but also for how it engages the public.
